Wondering what Wells is looking for as far as Income and expenses ratios. I know with a regular primary residence there is a 31% ratio but when you are asking for loan modification on a rental property/vacation home what do you think they are looking for as far as total income and total expenses?

How does the one action rule impact transferees in terms of assumption? Do all parties, including transferees have to be given notice in the same action as well, since they have personal liability? Or does the mortgagors right of subrogation allow them to be left out? Thanks!
